St Modwen submits plans for final phase of Gateway site

Regeneration specialist, St. Modwen, has submitted a planning application for the final phase of development at one of its sites in Staffordshire.

Albion Gateway, a landmark trade counter and warehouse scheme encompassing 10 acres, will include retail and leisure space as well as commercial units.

Longbridge-based St. Modwen said the Burton-upon-Trent site had already attracted interest from leading global brands.

Aldi has committed to an 18,000 sq ft foodstore and will be joined by Starbucks, which will create a drive-through coffee shop on the new 29,000 sq ft retail and leisure site.

The development will also include a retail terrace, providing units from 1,250 sq ft up to 5,000 sq ft and a 6,000 sq ft gym located on the first floor.

As well as the retail lettings, St. Modwen has secured deals with two leading commercial firms for the new and adjoining 30,000 sq ft commercial development including MKM Building Supplies who has taken 13,000 sq ft of space. This phase of commercial development is now nearly fully let, with just one unit remaining.

Ian Romano, Development Director at St. Modwen, said: “With the existing commercial element currently 100% occupied, this final phase further supports the need for good quality and well-located retail and commercial space in the area.

“We are already in discussions with a number of major retailers looking to take units in the retail terrace and the continued interest in this development reflects our ability to identify the right opportunities in prime strategic locations.”

Planning permission is expected to be granted shortly, with work set to start laster in the summer.

When complete, the development will include a mix of roadside uses alongside the trade counter and warehouse units, creating up to 450 jobs.
