Nottingham developer to launch 50,000 sq ft Grade A office scheme

A Nottingham developer is set to launch 50,000 sq ft of Grade A offices onto the market.

Bildurn will refurbish 11 Station Street and market it towards professional services, indigenous Nottingham businesses, companies looking to move to Nottingham and contact centres.

The development will be the first of two Bildurn schemes on Station Street, with the developer also looking at turning the former Jobcentre into office space at a later date.

Sean Akins of Bildurn said: “We’re looking at submitting a planning application before the end of the year. Everyone is aware of the pent up demand for new office stock and there is very little new space which encouraged us to refurbish this building.”

Matthew Smith of JLL said: “11 Station Street is great news for Nottingham. We anticipate city centre office take up will increase over 2017, highlighting the increasing demand for high quality city centre offices.

“We have long said we need to invest in the city’s core to attract the footloose requirements from large corporates looking to relocate out of the capital to more cost effective regional centres. 11 Station Street couldn’t be better placed in terms of design and location, offering excellent connectivity and access to amenities which is essential for helping occupiers retain and attract top talent.”

James Keeton of JLL, which will be marketing 11 Station Street, said: “This new development will raise the bar for office space in Nottingham. It will be BREEAM Excellent and with its excellent transport links it will be a place where young people will want to come and work.

“The space will be available at £22 per sq ft but we’re going to be very flexible on footplates and will can look at a multi-let or will be able to lease half the building out to a single occupier on completion.

“The beauty of 11 Station Street is that the scale is not so vast. We’ve seen with other large local schemes that their size has meant they’re not so credible – 11 Station Street will be perfect for growing businesses looking for Grade A space in Nottingham city centre.”

Akins added: “The development will continue the major regeneration, renewal and investment that has and will continue to take place around the station area. 11 Station Street is set to be another gem in Nottingham’s crown and we look forward to seeing which businesses it attracts.”
