St. Modwen gets started on final phase of Albion Gateway

St. Modwen has started construction on the final phase of its development at Albion Gateway.

Located in Burton-upon-Trent, the scheme offers a number of industrial and trade units ranging from 2,500 sq ft to 5,775 sq ft, with the option to combine units for larger businesses seeking up to 20,000 sq ft of space. East Staffordshire Borough Council approved the 87,600 sq ft scheme in June earlier this year.

St. Modwen has already agreed a pre-let to MKM Building Supplies comprising 13,000 sq ft of space and a further 9,000 sq ft of space to a Burton-based manufacturing business. Completion of the new units is expected in early 2019.

The previous phase – in excess of 50,000 sq ft – was completed in 2016 and is home to trade and manufacturing businesses, including Tool Station, Eurocell and A-Plant.

Rob Richardson, senior development manager at St. Modwen, said: “There is a high demand for quality units in the area and having already pre-let 22,000 sq ft of space is testament to the site’s continued success. Albion Gateway will deliver employment opportunities and help to drive economic development in Burton and its surrounding area.”

Paul Rushton, director at Rushton Hickman Limited – the agents for the site – added: “Albion Gateway’s excellent transport links and versatile range of industrial and trade units make it a highly sought-after development.

“We are having discussions with a number of potential occupiers about the final phase following the success of the initial development.”
