Double management instruction for city agent

NG Chartered Surveyors has been appointed on two new management instructions.

The properties at 29 Main Street, Kimberley and 19/19a High Street in Arnold are the latest in a series of wins for NG’s management team.

James McArthur, director at NG, is dealing with the Kimberley property. He has been appointed by the landlord to provide strategic advice on the options available to her with regards to the property.

He said: “Our client purchased the property in November last year. It had been managed by the previous owner and there are now several issues that need addressing such as advice on the lease and its renewal, the condition of the property and the level of rent the tenant was paying.”

After a meeting with McArthur and his fellow director Richard Brown, the landlord instructed NG to deal with the management of the property, the restructuring of the lease and the dilapidations.

19/19a High Street, Arnold, is a ground floor retail unit and separate first floor office. The first floor office has been vacant for a number of years and the landlord wanted advice on what to do with the property as it was in poor condition.

Suzannah Adcock of NG’s management team said: “Our client wanted someone to take his property management headache away as he was finding it was taking up a lot of his time.

“We provided strategic advice as to what was required, sourced quotes for the works to the upper floor and have now instructed contractors. Once the works have been completed we will be marketing the space. Please contact us if you are looking for around 550 sq ft of 1st floor office space within parking with the heart of Arnold.

“By carrying out the works it will make the property more attractive and marketable. The annual rent roll for the property will increase, thereby increasing the asset value. It also removes the voids the client is currently picking up.”
