Jobs to be created as second phase of business park completes

St Modwen has completed the final phase of development at Albion Gateway at Burton, and says it has 60% – 50,050 sq ft of the site – already let.

East Staffordshire Borough Council approved the 82,700 sq ft scheme in June 2018. The news follows the recent formation of the company’s dedicated business unit – St Modwen Industrial & Logistics.

Five new tenants are set to move onto to the site, just a few months after agreeing a deal to pre-let a 13,000 sq ft unit to leading building, plumbing and timber trader MKM Building Supplies Ltd on a 20-year lease and an additional 9,145 sq ft sale to a Burton-based manufacturing business.

Three units – totalling 14,140 sq ft of space – will be occupied by Bridgwater-based UK Storage Company (SW) on a 25-year lease.

A further four units, totalling 11,291 sq ft in size, have been let to machinery provider Beck & Pollitzer Engineering on a 10-year lease, while local plumbers’ merchants James Hargreaves Plumbing Depot has also committed to a 5,300 sq ft unit on a 10-year deal.

The previous phase of Albion Gateway – over 50,000 sq ft – was completed in 2016 and is home to businesses including Tool Station, Eurocell and A-Plant.

Gemma Butler, asset manager at St Modwen, said: “To already be at completion with 60% of the site pre-let is testament to this project’s continued success. Through this scheme, St. Modwen is delivering economic expansion and significant employment opportunities for people local to Burton-upon-Trent. We have a committed pipeline of over 1.5m sq ft to deliver in 2019 and Albion Gateway will contribute greatly to that.”
