Developer reveals masterplan for multi-million-pound development in south Leeds

Property investment and development company Munroe K has revealed exclusive images of a new multi-million-pound masterplan for the next chapter of the brownfield space next to White Rose Office Park.

David Aspin, chief executive of Munroe K, said the £300m-£400m Icon development on the 72-acre site next to the White Rose Office Park would be a “game changer.”

The Masterplan shows a vision to create office space, around 1,800 residential units, hotels, a ‘student hotel,’ high-tech working spaces, public realm, primary school and sports facilities. It also outlines proposals for a car park with space for autonomous vehicles.

It also incorporates the White Rose train station at the centre of the development, which would link the scheme to the city centre in 6 minutes. The station is expected to be delivered  by 2021.

Aspin said: “This is an innovative looking scheme. The first thing is to now get masterplan approval from Leeds City Council and government. This is very much a long-term project.”

He added that he hoped to get the masterplan approved in 2018. “All the land is industrial and is deliverable, there is no restraint,” he said.

“This incorporates a plan for bus, rail and cars; providing a much enhanced way for people to travel. We especially want to embrace the future of autonomous travel.

“It will also be 5G comprehensive and the have the facilities of the future to attract digital, science and fintech occupiers,” Aspin said.

There has already been interest from potential occupiers from inside and outside of the Leeds City Region and Aspin said its green credential.

“It is great for Leeds and for the City Region to see the potential investment coming forward. South Leeds has had a lack of major investment and this is a great opportunity – a game -changer.”
