Plans submitted for £68m apartments near ‘Theatre of Dreams’

Cole Waterhouse has revealed plans for a new £68m scheme for 354 apartments near Manchester United’s Old Trafford stadium, dubbed the Theatre of Dreams by the club’s fans.

Cole Waterhouse is a joint venture between Real Estate Capital, Park Vale Capital and Lincoln Vale Florin Ltd.

This is the second such mixed use scheme the JV has worked on with planning application on three more sites scheduled in both Manchester and London.

A full planning application has been submitted to Trafford Council to demolish existing warehouse buildings to make way for the 18 storey scheme.

The 214,000sq ft scheme, next to Victoria Warehouse and the grade II-listed Trafford Road Swing Bridge, will be known as No 1 Old Trafford and will feature 139 one-bed apartments, 211 two-bed apartments and four three-bed apartments across two main buildings rising 15 and 18 storeys high.

There will also be ground-floor retail and 57 residential parking spaces along with rooftop terraces and a podium-level communal garden for residents.

The project represents an opportunity to deliver a sustainable and considered mix of apartments and duplex’s on a currently underutilised site. The two ‘sister’ residential buildings are linked by a large concourse foyer at ground level, and will be constructed in contextual materials with a traditional brick external face and a more expressive and colourful  ‘inner’ façade to reflect light and provide a degree of individual contrast.

Two pieces of public art at each side of the island – Skyhooks – that link back to the industrial nature of Salford Quays and the docks will be retained and enhanced as part of the scheme.

The £68m scheme is approximately 400 metres from the existing Pomona Metrolink stop and will be next to the new Wharfside stop that will link to the Trafford Centre. This is set to complete in 2019. There are also wider public realm improvements planned for the gateway site.

Cole Waterhouse have chosen architect 5plus Architects, planning consultant Paul Butler Associates, project manager and cost consultant Mace Group and Renaissance Associates as engineers. CWC are working as mechanical and electrical engineers and Exterior Arch are working on landscaping. CBRE are the investment sale agents.

Trafford Council has set a determination deadline of June 2 6017 for the scheme.
