Peel Logistics and IPIF launch Grand Central phase two

Grand Central

Peel Logistics Property and IPIF have launched to the market the second phase of Grand Central at Trafford Park, Manchester.

The development, due to start later this year, is the only site in Manchester capable of offering a build-to-suit opportunity of up to 200,000sq ft.

The launch follows phase one of Grand Central, which saw a 250,000sq ft industrial unit pre-let to XPO Logistics in April 2016.  Other nearby occupiers include DHL, TNT, Screwfix and Brenntag.

Trafford Park is one of the largest business parks in Europe with 9 million sq ft of office and industrial space.

More than 1,300 businesses employing 35,000 people are based at the scheme, where major occupiers include Kellogg’s, L’Oreal, Proctor & Gamble and Manchester United FC.

The proposed Metrolink extension through the estate would further improve its connectivity.

Peel Logistics Property and IPIF are represented jointly by Savills and GVA.
Jon Atherton, industrial director at Savills Manchester, said: “Phase two of Grand Central is a unique opportunity to acquire a build-to-suit solution of this scale at Trafford Park.

“The site’s excellent connectivity, close to several junctions of the M60 and M62, would make it ideal for a wide range of local and national logistics occupiers.”

Jeremy Greenland of Peel Logistics Property added: “We are making preparations to commence redevelopment in Q4 2017 and are already starting discussions with build-to-suit interest. Phase two will be the next stage of the regeneration of this area of Trafford Park into a high quality, modern place to work.”
