Regeneration specialist St Modwen has announced the sale of 10.5 acres of residential land to Countryside – the second phase of development at Cromwell Road in Ellesmere Port, Cheshire – for £2.35m.

The transaction will further the development of St Modwen’s 29-acre former HH Robertson brownfield site which has planning permission for up to 350 homes.

The residential property developer plans to build 150 houses for private rent and sale and extensive areas of public open space.

The land was sold un-remediated and un-serviced.

The sale of the second phase of land follows the sale of 5.76 acres of residential land to Sigma Capital Group last year, where 98 houses have been built.

Nick Whittingham, Land Director at St Modwen, said: “We are pleased to see the continued redevelopment of the former HH Robertson site to deliver new homes. Cromwell Road is a key regeneration area for Ellesmere Port Development Board and Cheshire West and Chester Borough Council and will open up the area for major improvement.”

The residential scheme on the site of the former steelworks, which could create up to 200 construction jobs, will comprise up to 350 family homes, substantial areas of public open space, footpath and cycle links and accessibility to Ellesmere Port railway station and town centre.
