Work starts on 73-home PRS development

Construction has started on Sigma Capital’s latest PRS housing development in the North West – its 24th to date in the region.

Seventy-three homes will be delivered under the fund’s Simple Life brand on the former Our Lady’s Primary School site at Little Hulton in Salford.

The four-acre site was brought to market jointly by the Salford Diocese Trust and Salford City Council, which owned adjoining land.

The properties, the vast majority three-bedroom family homes, are being built by developer Countryside Properties and will all be available for private rent.

Matthew Townson, development director for Sigma Capital said: “We have been working closely with Salford City Council and the Diocesan Trust to get to this point and are very pleased to be underway at Our Lady’s.

“We know from our experience working with Salford that there is strong demand for high quality, well managed family housing in good, accessible, locations with local facilities and we anticipate keen interest.

“The homes are exactly the same as For Sale properties and our management policy is to ensure that the development is maintained to a high standard from Day One.”

The scheme has a 70-week build programme with the first properties available in 2018. The property mix includes five, two-bedroom homes, 62 three beds and six, four bedroom family homes.

Salford City Mayor Paul Dennett said: “It is good to see a vacant brownfield site being redeveloped with high quality housing that will be well managed from the start..

“Sigma and Countryside have already delivered similar successful projects at Lower Broughton and Walkden and we are pleased to see work start in Little Hulton.”

The Our Lady’s site is less than one mile from the A6 road link to Manchester city centre and close to the A580 providing access to the motorway network.

Nearby Walkden train station provides a regular service into Manchester city centre, with a travel time of just 15 minutes into Manchester Victoria station making it attractive to young professionals looking to commute to the city centre.
