Housebuilder snaps up prime Cheshire development site for £10m plus

Somerford Masterplan

National strategic land company Richborough Estates has completed the sale of a 25-acre development site in Cheshire to housebuilder David Wilson Homes for more than £10m.

Sitting on the western edge of the historic market town of Congleton in the prestigious Somerford Triangle, the site is known as Black Firs Park.

Prior to the sale, Richborough Estates secured planning consent for the delivery of 170 homes of between one and five bedrooms on the site, in mews, detached and semi-detached styles.

There is also provision for a substantial quantum of green open space and a commitment to retain existing boundary trees and hedgerows around the site.

Accessed from the existing Black Firs Lane, Black Firs Park is only a mile from Congleton town centre and benefits significantly from its rural setting with views across the Cheshire countryside and the River Dane, 30-acre Astbury Mere Country Park and Peak District National Park all nearby.

The site forms part of the strategic allocation in Cheshire East’s emerging local plan.

Paul Campbell, joint Managing Director at Richborough Estates, said: “We are exceedingly pleased to have completed the sale of this fantastic residential development site to David Wilson Homes.

“Their track record in delivery of desirable, contemporary family homes that respect the character and materials of the local area makes them an ideal choice to bring forward a new community at Black Firs Park.

“We worked hard to bring this site to the market, ensuring that we are delivering a high quality residential development opportunity in line with Cheshire East’s requirement for new homes while also remaining sympathetic to the existing historic environment.”

Jason Corner, development director at David Wilson Homes North West, said: “Having acquired a number of development sites from Richborough Estates, we are pleased to have purchased this further site from them. We look forward to delivering this collection of new homes in this desirable rural setting.”

Ben Marshalsay of Fisher German acted as agent on the deal.
