Amazon eyeing trio of sites for Manchester HQ

No8 First Street

Online retail giant Amazon is eyeing three sites for its new Manchester headquarters.

The US company is reported to be consulting Cushman & Wakefield over its requirement for 70,000sq ft of space with Patrizia UK’s No8 First Street, Hanover Noma and a share of Swinton Insurance’s pre-let headquarters at 101 Embankment all in the running.

A decision is expected before the end of the year, according to CoStar News.

First Street site – launched two years ago – measures 20 acres and is already home to Gasworks Brew Bar, The Laundrette, The Liquor Store and The Indian Tiffin Room with Amaze, Auto Trader, Ford Credit Europe Gazprom and Jacobs Engineering all lined up to take space at Number One, and which accommodates 1,500 workers.

At 170,000sq ft, No8 First Street is to be complete by the end of the year.

The development is managed by Ask for Patrizia and the Greater Manchester Property Venture Fund with Savills and GVA acting as agents.

There are 91,000sq ft of offices at Hanover Noma on the way towards the Co-op and Hermes Investment Management’s NOMA with the City Buildings hotel development. JLL is the adviser.

M&G Real Estate with the West Yorkshire Pension Fund and a private Asian investor bought 101 Embankment from Tristan Capital Partners and Ask Real Estate for £105m in July.

Swinton Insurance agreed a lease for all 165,000sq ft of the first Grade A offices at Ask Real Estate, Carillion and Tristan Capital Partners’ Embankment – 101 Embankment – a year ago in what was the largest property letting deal in Manchester city centre in recent years.

Colliers International has been appointed by Swinton to market four floors of the office.
