Generation submits plans for £6m residential scheme

Manchester-based developer Generation, has submitted a planning application for a £6m scheme of 27 new-build residential apartments in its home city.

The blueprint has been tabled for the site at the former Bull’s Head on Chester Road which closed in the early 1990s and burnt down in 2012.

In an off-market deal, Generation purchased the site earlier this year and is advanced in discussions on a number of other opportunities in the area yet to be announced.

An application for planning permission was submitted following discussions with Manchester City Council and a public consultation for local residents took place in November.

Should planning be approved, work is expected to start in mid-2018 with completion in summer 2019. Sales information will be released once pricing has been finalised following planning approval.

Consisting of 18 two-bed and nine one-bed apartments, the scheme has two levels of outdoor terraces. There is a private courtyard area for tenants and a number of the duplex apartments include a private terrace. The scheme also includes car parking and cycle storage.

Shehzad Chaudhri co-founder at Generation said: “We saw a real opportunity with the Chester Road site due to its proximity to the city centre and the continued expansion of the Castlefield and Cornbrook community where a number of other schemes are coming to fruition.

“Our scheme offers something slightly different to the mix of developments already in the pipeline, an alternative to the large-scale build to rent option.

“We have seen a growing trend for smaller, more cohesive neighbourhoods and that’s the choice we are offering here.

“We will be introducing state-of-the-art technology from Wondrwall to all the apartments that will not only reduce running costs but also give occupiers the smart-home functionality that modern lifestyles demand.

“We are very excited to be one of the first to be using this smart-tech and will be incorporating it into all our future developments as we feel that this will become the normal standard going forward.”

The architect for the project is Ollier Smurthwaite. The rest of the design team is made up of Paul Butler Associates (planning consultant), Zerum (project managers), Curtains (transport), Civic Engineers (structural) and Dan (M&E).

Generation is also involved in a number of schemes in Manchester including The Toast Rack, New Brunswick and Bridgewater Road, Altrincham.
