Work £5m warehouse set to start after contractor appointment

Q110

Work on a £5m distribution facility in Crewe is to begin soon following the appointment of a main contractor.

The 111,287sq ft distribution facility at Weston Road, known as Q110, will begin to take shape now that Caddick Construction has been appointed to the project.

The six-acre plot forms part of a larger 12-acre site which was acquired by US based Cabot Properties with Quorum Estates in 2017.

Quorum was retained to manage the development.

Q110 will offer high bay warehousing with space for 20 HGV trailers, 10 dock level loading bays and extensive car parking supported by 7,437sq ft of offices. Completion is due in the autumn.

The location between junctions 16/17 of the M6 takes advantage of improved motorway links and the growth anticipated by the arrival of HS2 into the town.

The existing building of 92,000sq ft on the site was let to Warehouse One on completion of the purchase with limited marketing, and this new speculative build will satisfy further demand.

Rob Taylor, partner and head of North West Logistics & Industrial at letting agents Knight Frank said: “Q110 will deliver a great quality building in a prime location which will serve latent demand along the M6 corridor.

“With the improved infrastructure links to the M6 motorway that have been completed in the last 12 to 18 months, allied to the strong occupational story and the future HS2 development coming to the town, Q110 will be able to take advantage of all of these ingredients and deliver a successful industrial development.”

Legat Owen is joint agent.
