Sale completed of Wigan land for £800K

Specialist logistics developer db symmetry and joint venture partner LGIM Real Assets (Legal & General) have announced the sale of three acres of land at Ashton-in-Makerfield, Wigan to Total Developments for £800,000.

The deal completed after Wigan Council granted planning consent for 50,170 sq ft industrial space on the site.

The vendor was advised by CBRE, Moriarty & Co. and B8RE. Legat Owen represented Total Developments.

Located just off Junction 25 of the M6 motorway and close to the M6/M62 interchange, the site sits adjacent to M6 EPIC 110 which was developed in a joint venture with LGIM Real Assets and db symmetry.

The 111,151 sq ft newly built facility was let to mda in January this year on a 10-year lease. The joint venture has a proven track record in the area, having facilitated the development of neighbouring distribution units for Poundland and Compagnie Fruitiere.

The surrounding area is home to a host of blue-chip occupiers including: Heinz; Sports Direct; Siemens; Norbert Dentressangle; Milliken Carpets and Carlsberg.

Crewe-based Total Developments has developed in excess of 275,000 sq ft industrial and logistics space to date and has a further 400,000 sq ft in the pipeline across sites in Deeside, Middlewich, Crewe and Wardley in North Manchester.

Sdb symmetry’s director, Andrew Dickman, said: “This sale marks the end of the asset management strategy of the 34 acre M6 EPIC industrial site that the joint venture bought in 2013.

“We would like to thank Wigan Council for their proactive approach and commitment in encouraging inward investment and subsequently creating employment opportunities for the region.”

Total Developments’ director, Ed Chantler, continued: “This site is located in a well-established location, underlined by the blue-chip organisations which have already taken the decision to base themselves here. With the planning now secured, we will look to speculatively build the scheme in January with completion scheduled for Q3.”
