Valley Point distribution complex near St Helens on Merseyside has been sold by Deholm Logistics Group to EP Properties for an undisclosed sum.

The 88,000 sq ft facility at Newton-le-Willows is currently unoccupied, but EP Properties plans to let or sell the 6.11-acre site a new occupier, or occupiers.

Valley Point comprises one warehouse of 37,344 sq ft (3,469 sq metres) with offices and canopies taking the total amount of space to 47,113 sq ft (4,376 sq metres), another standalone warehouse of 41,221 sq ft (3,829 sq metres) and a total of 90 parking spaces overall.

The facility sits within Valley Point Industrial Estate and provides easy access to junction 23 of the M6 and the A580 East Lancashire Road.

The deal was brokered by global real estate adviser Colliers International.

John Sullivan director, industrial and logistics at the Manchester office of Colliers, secured the sale and said: “The sale on behalf of Denholm Logistics Group was particularly pleasing because the site had become surplus to their requirements.

“Large freehold opportunities such as Valley Point rarely come to market, and especially any so close to the M6.”
