Major property deal in Northern Quarter signed

Systems software engineering expert Codethink has signed a 10-year lease for offices in a prestigious building in Manchester’s Northern Quarter.

The firm has taken the third and fourth floors of 35 Dale Street, a total of 15,089 sq ft, the largest deal in the city in the last three years.

Paul Sherwood, the chief executive of Codethink, said: “35 Dale Street is the perfect building for Codethink, it supports our growing team and provides fantastic infrastructure facilities.

“We want to be in a place which reflects our company culture in the heart of the Northern Quarter.”

Helical Plc acquired the property in May 2015 and has spent the past 18 months transforming the grade II-listed building into grade-A modern workspace.

Alongside the newly created workspace, extensive remodelling has taken place in the communal areas.

Will Parry, asset management executive at Helical Plc, said: “We’re delighted to have Codethink join us at 35 Dale Street.

“More and more businesses are seeking a higher standard in the quality of their workspace in the Northern Quarter and 35 Dale Street is perfectly placed to meet their requirements.”

LSH advised Helical on the deal. Matt Pickersgill, surveyor in the office advisory team at LSH, said: “From day one of the works commencing we have continued to see very strong interest at 35 Dale Street.

“The building provides high quality grade A office accommodation coupled with the character provided by its history and listed building status with the majority of its original features retained.

“This type of product is a perfect fit for the Northern Quarter and the occupiers that want to be there. We are excited to have secured Codethink Ltd in what is one of the Northern Quarter’s largest deals over the last few years.”

Savills and LSH are join letting agents for 35 Dale Street, originally built in 1903 to serve Manchester’s cotton industry.
