City centre building to get £6m facelift

Work has started on the £6m refurbishment of a city centre building in Manchester.

Helical has commenced works on the office refurbishment at Trinity in Manchester, with Savills building & project consultancy team acting as project manager.

The property, formerly known as Trinity Court, was acquired by Helical in May 2017 and currently features 47,500 sq ft (4,418 sq m) of office space across seven floors plus two ground floor retail units.

The refurbishment will extend its total footprint to 56,694 sq ft (5,266 sq m), create a new double height reception and see the existing atrium infilled.

There will also be a roof top extension, including the addition of roof terraces on the fifth and seventh floors.

Nick Taylor, building & project consultancy director at Savills, comments: “Given the strong occupational demand for refurbished office space in Manchester city centre, Helical’s significant investment into Trinity is very timely.”

The programme of works is due to be completed by the end of 2018 and will completely reposition the property in the market.”

Savills is also instructed as the joint office leasing agent at Trinity with Edwards & Co.

Helical has paid £12.9m at a net initial yield of 9.25% to buy the 47,500 sq ft office building on John Dalton Street from Ardstone Capital.

Trinity Court becomes the fourth building in Helical’s Manchester portfolio.

The offices at Trinity Court were redeveloped in 1992 behind a 19th century facade.
