Scheme to create new community in Salford set to be launched

A planning application for hundreds of new homes, a new school and retail units has been submitted to Salford City Council.

Castle Irwell, the former racecourse and later University of Salford student village, is earmarked for new homes in the council’s emerging local plan.

Following a period of public consultation a planning application has now been submitted.

The plans could see up to 500 new homes developed on the site; this could include family homes, properties for first time buyers and waterside apartments.

The masterplan that has been prepared for the application, which is only outline at this stage, also shows walking and cycle routes through the site linking to the Irwell Basin wetlands, a new ‘village green’ style public open space and land for a new school to be delivered by Salford City Council.

It is envisaged that the former turnstiles at Castle Irwell could become home to new retail units, such as a local shop, small business or café.

The development team behind the project have undertaken a period of consultation with local residents, councillors and community groups and found overwhelming support for the plans.

Over 90% of respondents to a survey agreed that new homes are needed in Salford. Feedback suggests that the community is ready to see this prominent site given a new lease of life.

If all goes to the application will go to Salford City Council’s Planning and Transportation Regulatory Panel for a decision by the end of summer.

While the site is owned by the University of Salford, the University will not develop the site itself and should planning permission be granted, there will be a robust procurement process to identify a developer to progress with the plans.
