Residential development site sold on former Hovis Site in Wigan

Acting on behalf of Hovis, CBRE’s Manchester land and development team has sold a surplus brownfield site on Cale Lane, Aspull in Wigan to Taylor Wimpey for an undisclosed sum.

The former bakery site will be regenerated to deliver a residential development to address local housing shortages.

CBRE’S Manchester Planning and Development team secured outline planning permission for the redevelopment of the site for up to 149 new homes on behalf of Hovis

Approximately 183,500 sq ft of industrial buildings on the 10.97 acre site will be demolished and replaced with a range of housing types and sizes to appeal to a broad market, providing choice and diversity locally.

Work is due to start on site this Autumn, with new homes due to go on sales release in November.

Potential purchasers can register their interest on Taylor Wimpey’s website.

Located approximately 1.55 miles north-east of Wigan town centre, the site is well served by road with the primary access from Wigan Road to the east (B5238) via Cale Lane.

The area benefits from good public transport links and the well located site will provide much needed high quality new housing within Wigan.

Bernadette McQuillan, director at CBRE’s Manchester office, said: “We are delighted to announce the sale of the former bakery site to Taylor Wimpey.

“Located within an established residential neighbourhood, the site in Aspull is ideally suited for the new development.

“The building of new homes will not only enhance the streetscape in the immediate surrounding area, it will also make a significant contribution to the housing targets for the borough and have positive knock-on effects for the local economy.”
