Redsun secure planning for strategic Cheshire employment site

Liverpool developer Redsun has secured a detailed planning consent for a major industrial scheme known as AVIATOR at the 22-acre Hooton Park site in Ellesmere Port, Cheshire.

The Fletcher-Rae designed scheme will provide a total of 450,000 sq ft of new build industrial space across two buildings of 325,000 sq ft and 125,000 sq ft.

Hooton Park is already home to a number of high profile occupiers including DHL/Jaguar Land Rover, Plastic Omnium, Less Common Metals, and the Vauxhall Motors assembly plant.

The site is included in the ‘Cheshire Science Corridor’ and so benefits from Enterprise Zone status, which provides occupiers with Enhanced Capital Allowances against their expenditure on plant and machinery within any new facilities.

Nick Wightman, director, Redsun Developments, said: “This is a major milestone for us to achieve. This is the first development to be taken through the Local Development Order put in place by Cheshire West and Chester Council.

“The efficiency of this planning process has encouraged us to submit a further detailed application for alternative building sizes ranging between 125,000 and 150,000 sq ft.

“We are confident that the occupier market remains strong, but speed of delivery is a key consideration for occupiers and so securing planning for a number of unit sizes, in addition to the Enhanced Capital Allowances on offer should help to set AVIATOR apart from other schemes in the pipeline.”

Redsun completed more than 400,000 sq ft of employment space during 2017 across a number of developments throughout Merseyside and Cheshire, including a new facility for Domino Printing Sciences – one of Merseyside’s largest industrial pre-let deals in many years.
