Big shed deal at Warrington business park

Knight Frank has agreed the letting of Zodiac on Gemini Business Park in Warrington to Countryside Properties.

The national house builder has agreed a 15-year deal to use the 128,944 sq ft (11,979.29 sq m ) building for manufacturing, storage and distribution.

Rob Taylor, head of Knight Frank’s North West logistics & industrial, said: “Our client NFU Mutual has recently refurbished the building and we secured the letting for when the works completed.

“The fact is that opportunities to secure good quality buildings in prime locations such as Gemini, in Warrington, do not come along very often and it shows the strength of the North-West market that deals like this can happen in short timescales.

“There remains a good depth to the big shed market in the region at present and this letting demonstrates that.”

The 200-acre business park sits at the heart of the UK motorway network, strategically located by the M6, M62 and M56 motorways, approximately 29 km (16 miles) east of Liverpool and 30 km (19 miles) west of Manchester.

Tom Foley, NFU Mutual asset manager, said: “To secure a high calibre tenant such as Countryside Properties on the terms agreed prior to practical completion is a real testament to the whole project team.

“The decision to undertake an extensive refurbishment programme as soon as the building became vacant has been endorsed by securing a suitable occupier in such a short period of time.”
