Second phase of Nelson development now under way

Following the success of Phase I, Pendle Projects has acquired the remainder of the former Reedyford Mills site in Nelson and has announced that work has now commenced on two new schemes, a children’s day nursery for Lomeshaye Day Nursery, and an engineering facility for Sugden, who are relocating from Barrowford.

The nursery will provide 14,500 sq ft of accommodation within a secure site with external areas for children, with the Sugden facility comprising 35,000 sq ft allowing Sugden to relocate and expand from their existing premises.

Commenting on the move, Chris Baldwin, Sugden managing director, said: “We are delighted to be relocating to our new bespoke 35,000 sq ft facility at Pendle Court.

“This fantastic opportunity has been created by Pendle Projects and we are hoping to create 10 jobs and to expand our business further.”

Phase I of the project is 100% full and occupiers include Screwfix, William Turner and Eurocell.

The final area of land will be developed into a small business unit scheme, named Holt Court, and will provide 11 units from 750 sq ft.

These units are scheduled to be completed in September 2019 and already there is strong interest to report from both local occupiers and investors, with several units already reserved.

Mark Taylforth of Pendle Projects said: “We always thought this site was very well situated for an employment-led development, being within a few seconds drive of J13 of the M65 Motorway.

“Phase 1 proved to be a great success and we could have filled it twice over.

“So we acquired the rest of the site for similar further development and two major customers quickly came to us and agreed terms.

“Their units are now under construction and due to be completed in Spring 2019.”

Trevor Dawson’s Burnley office has advised Pendle Projects on the development and director Michael Cavannagh said: “Both phases of Pendle Court are a testament to Pendle Projects and their confidence in the area.

“There has been a lack of speculative development along the M65 for some time and the success of Pendle Court illustrates the pent up demand from local occupiers for good quality accommodation along the motorway corridor.”

Trevor Dawson’s Burnley office is acting jointly with Whiteacres in respect of Holt Court and further details of these final opportunities are available upon request.
