Legat Owen appointed to market Chester’s latest industrial scheme

Work under way at the park

Cheshire West and Chester Council have appointed Legat Owen as sole agent for its Dee View Trade and Business Park development in Bumpers Lane, Chester.

The scheme is being developed by the asset and development team at Cheshire West and Chester Council with funding from its Property Reinvestment Programme and the European Regional Development Fund (ERDF).

When complete, the park will offer 91,898 sq ft of new build employment units.

The Property Reinvestment Programme is designed to reinvest receipts from the sales of council commercial properties to provide much-needed small and medium-sized business units and improve the council’s property portfolio.

This initiative regenerates and rejuvenates sites across the borough and provides rental income to the council.

The first phase of the development is midway through construction and will comprise 42,339 sq ft across five trade counter/warehouse units ranging in size from 4,101 sq ft to 12,444 sq ft, and 10 business units (2,137-21,526 sq ft).

The units are being built by MPH Construction and will be ready for occupation in early 2019.

Legat Owen Director Stephen Wade said: “Dee View is being brought forward at a time when there is a shortage of modern industrial floor space in the market.

“This scheme is very much aligned with the market need and we are very much looking forward to working with the council to deliver early lettings.”

Cllr David Armstrong, cabinet member for legal and finance at Cheshire West and Chester Council, said: “The Dee View development aims to provide high quality business units for the SME market to facilitate business growth and expansion in the Chester area.

“It continues our commitment to the delivery of employment floor space across Cheshire West and follows on from schemes in Ellesmere Port, Northwich and Winsford.”

He added: “We are grateful to have received funding support for part of the project from the European Union via their ERDF programme.”

Quoting rentals start from £7.50/sq ft for the trade counter units and £7/sq ft for the business units.
