£60m scheme is Liverpool developer’s first project in North East

Liverpool developer Elliot Group has announced that it has secured planning permission for its first scheme in North East England.

The 20-storey Hawks Mill development, designed by Liverpool-based KDP Architects, sits next to the Baltic arts centre and opposite Wilkinson Eyre’s ‘winking eye’ bridge over the river Tyne.

The famous Sage performing arts centre is 150 metres to the west.

The £60m development will bring 317 new homes to the Tyneside market and will include 112 under-croft car parking spaces over two floors, together with a residents’ gym on the 14th floor.

Two retail/café units will be available to let on the ground floor.

“We’re delighted to make our debut on Tyneside,” said Elliot Group founder, Elliot Lawless.

“It’s a thriving market with a great cultural scene and to be next to both the Baltic and Sage puts us right in the thick of things.”

The design of the scheme takes advantage of its location on the corner of Mill Road and Hawks Road to offer a tapered façade, redolent of New York’s famous Flat Iron Building, says architect David Bennett.

“It’s a great site with grand-stand views of the river and the city centre, which is a quick stroll across the Millennium Bridge.

“As a new entrant to a vibrant market it’s quite a statement,” he added.

Negotiations are under way with an unnamed contractor with a view to a start on site in late Spring on the 268,000 sq ft building, which will offer a mix of studio, one, two and three bed apartments.

The company is currently on-site with more than £600m of schemes in Leeds, Liverpool and Manchester.

“We have worked hard with Gateshead council to develop the right approach to the site and my thanks go to them for their constructive approach,” added Lawless.
