£3m investment at Southmoor Industrial Estate

Southmoor Industrial Estate

South Street Capital has commenced a comprehensive refurbishment of one of the key assets at Southmoor Industrial Estate, close to Manchester Airport, in Wythenshawe.

Advised by Knight Frank, the £3m investment will create almost 100,000 sq ft of high bay warehousing and industrial accommodation in one of the region’s best-connected locations.

Rob Taylor, partner and head of industrial at Knight Frank Manchester, said: “This is a significant investment to create a state-of-the-art, flexible facility at the heart of one of south Manchester’s most established commercial locations.”

The landmark unit has the ability to be sub-divided and reconfigured as required and will provide four high-level access doors, together with high quality office accommodation, car parking and 24/7 manned security.

It sits close to the Metrolink tram stop with a direct commute to city centre Manchester and good local facilities within walking distance.

The refurbishment is part of a comprehensive review of the Southmoor Estate which was acquired for clients by SCC late last year for just over £12m.

The entire freehold estate amounts to more than 333,000 sq ft of industrial and office accommodation and active management to take it into its next phase will see further strategic refurbishment and configuration of assets.

Trafford House, an Art Deco-style purpose-built office building, is also undergoing a sensitive refurbishment to provide 20,000 sq ft of high quality flexible workspace across two floorplates.

Mark Bamber, partner office agency at Knight Frank, said: “We think Trafford House will fill a gap in the market, offering a range of flexible office space which will be very competitively priced compared to nearby locations.

“It is close to the region’s tram system and motorway network and only eight minutes from Manchester Airport.

“With extra facilities, such as bike stores and showers and an impressive reception, we expect it to be popular with firms looking to grow in this thriving neighbourhood when it comes to market next Spring.”

Williams Sillitoe is acting as joint agents.
