‘Best team rooms in Lancashire’ hit the market

A tea rooms in Rossendale, named the best in the county at last year’s Lancashire Tourism awards, has been put up for sale by its owners.

Andrea Britland and Chris Hood have appointed Bury-headquartered Blacks Business Brokers to find a buyer for The Dearden Tea Rooms in Haslingden, with a guide price of £149,950 plus annual rent of £11,700.

Britland and Hood established the Dearden Tea Rooms in 2014.

The fully licensed venue is located on Deardengate in the town centre, in premises that date back to 1752.

As well as a loyal local client base, the business attracts customers from around the country to regular “Witchcraft & Wizarding” themed events.

The business, which has indoor seating for 79 and can accommodate a further 30 in its outdoor courtyard, generates annual turnover of £300,000.

With the exception of special events it is open daily and employs five staff in addition to the owners.

The premises also include a first-floor function room with seating for up to 35.

The owners, who are both from the Haslingden area, now plan to sell as a result of ill-health.

“Our clients were always very clear they wanted to operate the Tea Rooms as a lifestyle business, to fit in with their other commitments. However, they tell me that existing customers regularly enquire about evening opening, so a new owner could increase revenues very significantly by extending their opening hours and introducing a bistro-style offering.”
