Property group begins work on Liverpool student accommodation

MCR Property Group on site at Unity Square

MCR Property Group has started construction work on its student accommodation block in Liverpool.

The Manchester and London-based developer acquired The Quadrant, the part-built 85,684 sq ft site on Shaw Street, from administrators in January 2019.

Rebranded as Unity Square, the £17m, seven-storey scheme will provide 240 single-occupancy rooms configured in six- and seven-bedroom clusters of premium flats, as well as a number of studio apartments.

Construction is now under way to complete the development by Summer, in time for students to start their 2019 academic year in September.

In doing so, MCR Property Group is liaising directly with the local council to ensure the programme of work has minimal impact on the surrounding community.

Each modern room is being completed to a high specification, with en-suite bathrooms and high-speed internet as standard in all units.

A reception area will include a double-height atrium including break-out seating areas on the ground level, with communal, landscaped gardens outside. The property will also provide 26 car parking spaces and bike storage at basement level.

Unity Square is being managed by Regency Living, which is part of Regency Residential, the sales arm of MCR Property Group.

Available on a 44-week contract, the rooms are priced at £120 per week for a premium apartment and £160 per week for a studio apartment. A £95 application fee is applicable.

Close to the intersection with Islington Road North on the fringes of the city centre, the development is opposite Liverpool Hope University’s Creative Campus, which includes halls of residence for the university.

Unity Square is also a short distance from Liverpool John Moores University, the University of Liverpool, Liverpool Institute for Performing Arts and the Liverpool School of Tropical Medicine, with the city’s travel hubs, shopping areas and culture easily accessible.

Nick Lake, asset manager at MCR Property Group, said: “Unity Square is designed to meet the demand for high-quality student accommodation among Liverpool’s significant university populations.

“Since our acquisition of this development, we’ve been working hard in conjunction with the council to bring the scheme to fruition quickly and with little impact on local residents during the build phase.

“Once completed, prospective Unity Square residents will benefit from living in the heart of an established mixed-student area, in close proximity to local amenities, key university locations and Liverpool’s world-famous city centre.

“We can’t wait to welcome our first tenants.”
