The substantial property, 12-14 Froghall Lane, Warrington, is due to be sold at SDL Auctions North West’s June auction with a guide price of in excess of £185,000.

Andy Thompson, head of residential auctions at SDL Auctions North West, said: “There are so many ways this property could be developed, with the necessary planning permissions.

“It could be retained as a guest house, of course, but would also lend itself well to becoming a house in multiple occupation, a block of self-contained apartments, or separated into houses.”

The property currently comprises, as part of number 12, the main entrance, large kitchen/dining area, utility area, and two double bedrooms, each with an en suite shower room, all on the ground floor.

The first floor has four double guest rooms, each with an en suite shower, plus a communal shower room. Up in the attic are two more double bedrooms, and there is further space in the basement, which has smoke damage following a fire in the basement of the neighbouring property.
