Investment company announces two lettings at docklands site

Property development and investment company Glenbrook has announced two lettings at its industrial development at Liverpool docklands.

ODL Europe, the door and window manufacturer which already occupies a 26,000 sq ft facility on the site, has taken 16,000 sq ft across two units to facilitate its expansion.

In a separate letting facilitated by LM6, Bootle Containers has relocated from the Ten Streets district to take 21,000 sq ft on a five-year lease at a rental of £3 per sq ft.

Situated on Baltic Road, the 150,690 sq ft scheme comprises 19 units over five terraces, plus additional development land.

Key tenants include Hill Dickinson and Aperture Solutions.

Work being undertaken to speculative refurbish 21,000 sq ft of industrial space at the scheme in units ranging upwards from 6,600 sq ft is nearing completion.

Chris Lloyd, investment director at Glenbrook, said: “The deals we have secured further underline the demand for industrial space in this area of Liverpool.

“By investing in the refurbishment of the industrial accommodation we hope to maximise the value of this asset. With work already under way this phase of refurbishment should be completed in May 2019.”

Mark Coulthurst, from Mason Owen, who have been appointed as joint letting agents with LM6 for the scheme, added: “The quality of the tenants here is extremely high with many companies feeding off the docks and its close proximity to the city centre.

“The market for this type of space is very buoyant and this speculative refurbishment of these units offers a rare opportunity for owner/occupiers to take on a leasehold or freehold tenure.”
