Luxury flats to replace derelict factory

A derelict factory in Manchester is to be demolished to make way for a brand-new development.

Avison Young’s Manchester planning team has secured a resolution to grant planning permission on behalf of its client Amstone Residential to demolish an abandoned three-story former factory building in Longsight.

The factory will make way for a seven-storey residential development of 96 high-quality units.

The Stockport Road site is situated approximately 1.6 miles to the south east of Manchester city centre and extends to approximately 0.31ha.

The new properties, designed by Leach Rhodes Walker Architects, include a mixture of seven townhouses and 89 apartments, which meet the provisions contained within the Manchester Residential Design Guide.

The scheme will provide financial contributions towards the provision of affordable housing and improved facilities at Coverdale and Newbank Community Centre.

The site also has access to a number of sustainable transport modes and will contain cycle parking and electric vehicle charging points for residents, who will have access to the designated cycleway along Stockport Road, permitting safe and convenient access for cyclists travelling to and from Manchester City Centre.

New public realm will be created as part of the scheme including the planting of new trees, landscaping and vegetation to enhance the setting of the building.

A roof terrace on the sixth floor will also provide communal space for future residents.

Mark Murphy from Avison Young, said: “We are very pleased to have secured planning approval for the scheme, which will provide more much needed homes in the Longsight area.

“The redevelopment of the currently vacant site will dramatically improve the street scene on Stockport Road through a high quality residential scheme, of a contemporary design, being constructed which will successfully integrate within its surrounding environment.

“The residential use of the site will also compliment the wider regeneration activities occurring within the locality.”

Manchester City Council acknowledged in its determination of the planning application that: “Overall, this is a welcomed development.

“The scheme is well designed to respond to its immediate and wider context. It would deliver a range of benefits including new homes and landscaping improved.”

Support was also received during the determination of the application from Councillor Priest (Ardwick Ward) who recognised that the site in its current form blighted Stockport Road and that the scheme designed by Leach Rhodes Walker Architects would be in keeping with the efforts to revitalise Stockport Road’s frontage.
