Construction company to transform former office HQ to dementia care facility

Bolton-based construction group Seddon has acquired the freehold of a 32,000 sq ft former office building in Alsager, Cheshire, for an undisclosed sum.

Belfast firm Lagan Developments, advised by commercial property specialist Matthews & Goodman, completed the freehold sale of Linley Point, the former headquarters of Twyford Bathrooms.

Work is expected to start soon at the site to transform it into a specialist dementia care facility with accommodation for 70 residents.

Manchester-based P4 Planning secured full planning approval for the conversion, after the change of use application was unanimously approved at committee by Cheshire East Council.

The office building has been vacant since Twyfords closed its manufacturing operation in 2015, but despite extensive marketing there has been minimal interest for use as an office development.

The property is now surrounded by a number of new residential developments that are currently under construction, as well as a proposed new supermarket.

David Laws, from Matthews & Goodman’s national business space team, successfully led the deal and secured the purchaser.

He said: “We are delighted to have secured Seddon as purchaser for Linley Point and that the building will now be repurposed and converted into a much-needed residential care home facility that will complement the surrounding residential development.”

The change of use approval paves the way for a specialist facility with en-suite bedrooms, dining areas, a cinema, hairdressers, laundry, library, café and external terrace.

External alterations will ensure the unit is upgraded to high quality residential standards, complementing existing property in the area.

“Not only will it enhance the choice of specialist dementia care in the borough and contribute to the council’s housing supply targets for older people, it will also enhance the wider Twyfords site, which is growing into a thriving residential-led, mixed-use scheme.”
