Plans submitted for Warrington speculative unit

The proposed development

Acting on behalf of an industrial fund, Manchester-based P4 Planning has submitted a full planning application for 4,687m² of industrial warehouse accommodation at Appleton Thorn Industrial Estate in Warrington.

Plans have gone in to Warrington Borough Council with proposals for a new speculative warehouse, office space, landscaping and associated works.

The 1.8 ha site sits to the northern edge of Warrington South Distribution Park, which is located within the wider Appleton Thorn Industrial Estate.

The investment being made will bring into use the only remaining vacant plot at what is already a preferred location for industrial and distribution users, creating new job opportunities and completing the final piece of the jigsaw at this already established and successful employment location.

Charlotte Fowler, associate at P4, said: “As a new speculative development the plans have been carefully considered to maximise the site’s potential for a new occupier.

“Warrington’s Draft Local Plan promotes an ambitious level of growth for the town and we believe this new development will help towards these targets.”

Subject to planning permission construction could commence later this year.

AEW Architects provided designs for the scheme, with DTPC providing transport advice and FPCR input on ecology. Gardiner &
