Land deal paves the way for 200 homes on Cheshire site

New homes

National land promoter Richborough Estates has sold a major housing site near Congleton to housebuilder Bellway Homes.

The 25 acre site, off Black Firs lane, and close to the A54 Holmes Chapel Road, was awarded planning permission in 2018 from East Cheshire Council.

Up to 200 homes will now be built by Bellway, which will include 35 affordable homes, with a mix of houses to suit a range of homeowners.

The mix will range from two- to five-bed homes, as well as a number of bungalows.

The site was a key allocation in the local East Cheshire Local Plan and helps facilitate the new Congleton Link Road which is currently under construction.

Specialist land promotion company Richborough Estates says it has become a vital part of the housing supply process, bringing sites forward and securing planning permission, enabling developers to focus on delivering consented schemes.

Richborough Estates was a key supporter of the new link road which will deliver significant economic and environmental benefits for the town and wider area.

The development will contribute £2.4m towards the cost of the link road as well as helping to deliver the new nine acre neighbouring community nature park which will be managed by Somerford Parish Council.

The scheme also contributes just under £1m to local schools to invest in capacity, including the nearby Black Firs Primary School and Congleton High School.

Martyn Grimes, Midlands regional director at Richborough Estates, said: “This is a significant site with a great future in the hands of Bellway Homes.

“By working pro-actively with the local council and wider community I believe this site will now add huge value to Congleton through new housing, parkland, school provision and community amenity.

“In terms of the housing, we can’t wait to see the new quality, family homes being built on site by a renowned national house builder, and the whole area moving forward with the new road and school investment as well.

“Ultimately, we believe this development will make a real difference to Congleton and East Cheshire, helping the local community meet its housing targets and satisfy local housing need as well as contributing positively to the provision of local amenity and infrastructure.”

John Webster, land director at Bellway Homes (North West), said: “This is a major site for Bellway in the Cheshire town of Congleton.

“With excellent local facilities and close proximity to direct transport links throughout the North West and West Midlands, Congleton is a popular, family friendly market town with significant housing demand.

“We’re confident demand for our houses will be strong from potential customers and by offering a wide mix of new homes at this site, including 35 affordable homes, it will help to meet local housing need as defined in the East Cheshire Local Plan.”
