Developer St Modwen has started work on the first phase of development at Chamberhall Business Park, Bury, with the build of 130,000 sq ft of industrial and logistics space under way.

Together with chosen construction partner, Lindum Group, St Modwen will deliver 14 units ranging from 2,500–25,000 sq ft, with the first phase due to complete in September.

The developer is currently progressing lettings on more than half of the scheme’s units.

Strategically located just off the A56, the 17-acre parcel of land is one of Bury Council’s allocated employment sites and was granted planning permission in January 2019.

The new scheme will provide up to 400 jobs, helping to boost to the local economy and supporting the authority’s ‘Bury But Better’ vision and development strategy.

Stuart Murray, development director-industrial & logistics, said: “Chamberhall Business Park will provide a range of units to suit local businesses of varying sizes.

“With its close proximity to the M66 and the Metrolink we’re hopeful that it will also attract new employers to Bury, helping to put the area on the map as an ideal location for growing companies.

“The fact that 50% of the units are already under offer demonstrates confidence in the scheme and further cements our ability to deliver well-located speculative industrial and logistics units in the region.”

Cllr David Jones, leader of Bury Council, said: “The success of our local economy is vital to the health of our borough, providing the investment, jobs and skills that will maintain Bury’s position as a great place in which to live, work and study.

“Bury is very much open for business, and we are delighted to be working with St Modwen to bring top quality employment opportunities to this excellent town centre site.”

Chamberhall Business Park, along with Stonebridge Business Park in Liverpool, form part of St Modwen’s largest-ever committed industrial and logistics pipeline, standing at 1.6m sq ft nationally.

Both schemes contribute to St Modwen’s longer-term pipeline of more than 15m sq ft – one of the biggest in the UK.

Agent enquiries for Chamberhall should be directed to Knight Frank and Nolan Redshaw.
