Royal London completes Fabrica

MANCHESTER’S only speculative office development due for completion this year has been finished.

Galliford Try constructed the Fabrica scheme in Ancoats for Royal London Asset Management.

It has 20,000 sq ft of office space and a 150-bed hotel across two buildings on the corner of Pollard Street and Great Ancoats Street.

Each building also has several retail units and there are 93 car parking spaces. A second phase is planned which will have 50,000 sq ft of offices. It has outline planning and is likely to be built out within a two to three-year timeframe, depending on lettings at the first phase.

The scheme was designed by 5Plus Architects and project managed by Cre8.

Cre8 project manager Peter Jackson said agent WHR was talking to potential tenants. The building has four floor plates of 5,000 sq ft which can be divided, allowing for a maximum of eight occupiers.
