Lettings latest: Bruntwood, Langtree, Urban Splash

SWEETS and drinks retailer American Ape has opened a new outlet at Bruntwood’s Queen Insurance Buildings in Dale Street, Liverpool.

The business, which has an existing outlet at Afflecks in Manchester, is owned by Damien Greenwood and Rachel Heraghty.

American Ape specialises in classic confectionary from the US.

Ms Heraghty said: “When we were looking at expanding the American Ape business, we knew the importance of selecting the right location and property but similarly understood the risks that come with moving into a new city.

“We have worked closely with the Bruntwood team in the last few years and know they have vast amounts of experience working with new start-ups and independent businesses across four regional cities. They provided us with the knowledge, flexibility and high levels of customer service that gave us the confidence to build the on relationship we have and continue to work alongside them.”

LANGTREE has let two offices at its Connect Business Village in Liverpool.

The deals, with Van Oord Dredging and Marine Contractors and existing tenant Pinewood Training Enterprises, total almost 5,000 sq ft at the Derby Road business park.

Langtree Commercial Property’s business centre area manager Jackie Jones said: “Both occupiers told us that our hands-on approach to managing the development was a key factor in their move.

“Being on-site means we stay right on top of quality and service issues and the fact that an existing tenant is expanding tells you the approach works.”

Just under 4,000 sq ft is now available at the scheme in offices ranging from 1,270 sq ft to 3,330 sq ft in size.

Langtree also said Contract Furniture UK Limited (CFUK), had taken more space at its Warrington Central Trading Estate, expanding to 30,000 sq ft.

The new tenants include Error Studio, architects practice Meg Design and a new graduate scheme by Liverpool John Moores University (LJMU) which supports students who wish to start up their own creative businesses in the city.

LJMU has taken the whole of the third floor (1,406 sq ft) of the 56 Wood Street building, while at the Vanilla Factory building in nearby Fleet Street Error Studio has taken 805 sq ft and Meg Design has taken 289 sq ft.

At Mersey House in Speke Road, Garston, Education 365 and Matchworks Medical have taken a total of 470 sq ft. Existing Tenants OR Education and Poppies have also both taken additional space and extended leases.

Nicky Harries, commercial lettings negotiator, said: “We are thrilled to have completed on these deals and demonstrate once again the strength of our Liverpool portfolio. Urban Splash schemes have proved long popular in the city because they have been designed to attract tenants who are looking for an interesting environment in an ideally placed location – whether it is in the heart of city centre or on the arterial outskirts with schemes like the Matchworks in Speke.”
