Green light for Langtree’s Duke St office plan

DEVELOPER Langtree has won approval for a 40,000 sq ft office block in Duke Street that is likely to be pre-sold to Atlantic Container Line UK.

Langtree wants to build on the site of derelict buildings on the corner of Duke Street and Henry Street in Liverpool opposite The Monro pub.

The work involves the demolition of 86-90 Duke Street, 71 Henry Street and 14 Suffolk Street, but the facade of the Vinegar Works on Henry Street will be retained.

This has caused unease at English Heritage which is particularly reluctant to see the demolition of 86 Duke Street and considers the plan to represent a “substantial level of harm to the city’s designated heritage assets”.

It wanted Langtree to consider new plans that allowed for the retention of the building, but the developer said this was not viable. It is already relying on a European Regional Development Fund grant of £2.4m and £1m from the Regional Growth Fund to bring the scheme forward.

The development is a response to a request from the Atlantic Container Line which has been looking for new offices. It is currently based at 20,000 sq ft at Princes Dock.
