Property news: WHR leads warehouse sale; Willan Industrial Estate & more

ACTING for a private landlord, WHR Property Consultants has sold a 16,800 sq ft warehouse in Rochdale to AF Sprinklers.

The company,  which is relocating from Bury has paid £695,000 for the detached warehouse on the Transpennine Industrial Estate on Gorrells Way.

John Barton of sole agents, WHR, said: “We have completed a number of deals in North Manchester over the last few months; a sign that the market is definitely improving. 

“Demand for good quality modern industrial units continues to rise and as existing stock diminishes, we expect freehold and leasehold levels to steadily rise as a result.”

SOME 6,000 sq ft has been let in one month at the Willan Industrial Estate, Eccles New Road, Salford.

Four units comprising 1,000 sq ft have been let to Ledlam and LED Lighting, Able Joinery,  a carpet cleaning business and an internet clothing business, while  automotive supplies company JTB has expanded into a larger unit taking 2,000 sq ft.

The rentals were circa £5.20 per sq ft and the leases ranged from six months to three years. Ben Fallows director of commercial agent TFC who let the premises on behalf of the landlord Northern Industrial Partnership said: “This is a popular estate and these latest lettings follow the 2000 sq ft let in May to Rhino Peak.  The excellent security features and the landlord’s flexible approach to lease and rental terms continues to ensure a steady stream of enquiries as units become available.”

THE two remaining suites at Kings Court in Altrincham town centre have been let.
        
EMM Solutions, a web design and internet marketing company has taken a first floor office suite providing 900 sq ft on a two year lease at a rental of circa £12.70 per sq ft. The company was previously based at The Triangle in Manchester City centre.

Publishing company Bevon has secured the last 250 sq ft unit on a one year lease at an all-inclusive rent of £5,500 per annum.
 
Kings Court was acquired from administrators by Wizard Trading in 2013.  A substantial programme of refurbishment has already been undertaken, which has resulted in lettings totalling over 4,000 sq ft in the last 18 months.    
 
Daniel Lee of Regional Property Solutions who let the offices said: “Kings Court is ideally located within the town and has certainly benefited from the improvements which have enhanced the attractive and secluded courtyard around which it is built.
 
“The new hospital currently under construction opposite has generated a marked increase in office enquires for quality space in the town,  which has certainly been a contributory factor in these final suites being let.”
