TLT agrees 10-year lease at Hardman Square

LAW firm TLT has signed up for 22,000 sq ft on a 10-year lease at 3 Hardman Square in Spinningfields.

It is already based in serviced offices in the 180,000 sq ft building after launching in the city last year.

The seventh floor letting follows a string of big deals at the block this year: Towergate Insurance has taken 34,000 sq ft; existing tenant WorldPay has added 12,000 sq ft; and i2, which runs the serviced offices, has added 10,000 sq ft.

CBRE acted for Müller International the asset manager for landlord, Credit Suisse Asset Management. TLT was represented by JLL.

Steve Willson, practice director at TLT, said: “We’re growing in Manchester, growing in terms of people, clients and work and we need the office space to support that growth. Hardman Square is centre stage in Manchester’s commercial district, which is exactly where we want to be.”

CBRE director Mark Worthington said: “The flurry of activity at 3 Hardman Square is testament to the appeal of Spinningfields as a commercial district and the iconic nature of the building itself. Additionally, the deals support the consensus that Manchester’s office market is back in business. With only limited space available now, we are excited about shortly achieving full occupation of 3 Hardman Square.”

TLT has around 900 employees working from offices in Belfast, Bristol, Edinburgh, Glasgow and London. It has around 70 people in Manchester.
