Developer specs major Knowsley scheme

WORK will start next month on a 110,000 sq ft industrial scheme in Knowsley that’s been billed as the largest speculative development of its kind in the region for many years.

New Capital Knowsley is behind Venus 110 at the junction of Boundary Road and Hornhouse Lane at the entrance of Knowsley Industrial Park.

It will provide a detached highbay distribution facility of 110,000 sq ft on a 6.5-acre site.

Howard George of B8 Real Estate, sole agent, said: “The North West has a severe shortage of new distribution facilities. Take-up in this sector over the last three years has been at record levels with now not a single building of over 100,000 sq ft in the prime North West core from Liverpool to Manchester.

“The completion of this building will provide much needed accommodation for companies not having time to wait for a design and build option.”

Venus 110, which has received £1m from the European Regional Development Fund, is due for completion in April 2015. The directors of New Capital Knowsley are Fintan and Anna Earley.
