85 lots up for grabs at Liverpool auction

MERSEYSIDE auctioneer Sutton Kersh has attracted 85 lots for its first property auction of the year taking place on February 12.

Highlights of the sale at the Liverpool City Centre Marriott Hotel include a major freehold residential investment in the heart of the city’s university quarter.

The Hope Street property comprises a Victorian middle terrace arranged over three floors, plus basement, which has been converted to provide 10 letting rooms.
 
Fully let, the property currently produces income of over £52,000 per annum.

Subject to planning the basement could be converted to provide a further two or three rooms, increasing the potential annual income to £62,000. The guide price is £475,000 to £500,000.

Elsewhere, a vacant three storey commercial property in Birkenhead is going under the hammer at a guide price of £100,000 plus.
 
The property on Grange Road includes a ground floor retail unit, along with office accommodation to the basement, first and second floors. It may suit a number of alternative uses, subject to planning.

Meanwhile, a vacant extended four bedroom detached house in Wavertree is guided at £165,000 plus.  The property on Queens Drive, close to the Rocket flyover, is described as offering good family accommodation in a popular and well-established residential location.
   
Cathy Holt, joint head of auctions at Sutton Kersh said: “Wavertree is an extremely popular area particularly with families, given the easy access to good schooling and the general amenities on Allerton Road. The property will suit owner occupation, resale or investment purposes.”

At its seven auctions in 2014 Sutton Kersh sold 520 lots and generated total proceeds of £40,000,000.
