HS2 boomtime on horizon for Mayfield

A LAND pooling agreement has been struck to unlock the regeneration potential of HS2 in the Mayfield Quarter of Manchester.

Manchester City Council, Transport for Greater Manchester and London and Continental Railways (LCR) have gone into partnership which see Mayfield transformed into a mixed-use development expected to deliver more than 7,500 jobs in more than 230,000 sq ft of offices, retail, leisure and construction.

It will also include 1,300 homes and a 350-bedroom hotel, retail and leisure facilities and a new six-acre city park centred along a remediated River Medlock.

The scheme will breathe new life into a significant portion of the city centre adjacent to Manchester Piccadilly rail station.

The Mayfield Strategic Regeneration Framework (SRF), endorsed by Manchester City Council in January 2014, sets out a vision for Mayfield to become a distinctive new urban quarter that defines a gateway into Manchester and extends the high quality environment of the city centre.

Manchester City Council leader Sir Richard Leese said: “This is a significant step towards realising a regeneration opportunity which is set to create thousands of jobs, much-needed new homes and a new six-acre public park.

“The location and size of this site make it a sustainable location for growth and development and a logical progression in the growth of the city centre.

“Mayfield will complement the regeneration of the wider Piccadilly area, building on the opportunities created by HS2 and the Northern Hub, and act as a catalyst for further benefits.”

Chief executive of LCR David Joy said there were discussions ongoing with the Government Policy Unit (GPU) about government tenants taking pre-lets of up 130,000 sq ft in the new development.

LCR owns a 6.2 acre site adjacent to Piccadilly Station in Manchester, including the former Mayfield railway depot which closed to passengers in 1960 and closed permanently in 1986.
