Property focus: Birchwood Park

WARRINGTON’S Birchwood Park now has a total occupancy of more than 95% spanning 1.176m sq ft and has welcomed more than 1,000 new workers in 2014 alone.

Up to 93,500 sq ft of commercial office space were let last year and a total of 58 suites rented out through a combination of 20 company expansions and 38 new firms, including Hyder, Epicor, Intaforensics and the Ministry of Justice.

Nationally recognised as a hub for the nuclear services sector, the Park has continued to attract a large number of the sector’s big hitters, including AREVA, which took 3,376 sq ft of space in 303 Bridgewater Place.

The £4.7m refurbishment of the newly completed 401 Faraday Street, has transformed the building and has successfully pre-let more than half of the total floor area in 2014.
 
Two of the largest pre-lets, Hyder Consulting and another occupier, have taken the whole of the third and fifth floors of 14,550 sq ft and 16,500 sq ft respectively.

Managing director at Birchwood Park, Jonathan Walsh, said: “2014 was a phenomenal year for the Park, especially when you consider that one of our largest buildings, 401 Faraday St, was unavailable for most of that time.
 
“Not only did we enable 20 of our existing companies to grow, we also welcomed more than 1,000 new workers to the Park.  Our success reinforces just what a great place for business the Birchwood area is.”
