Deansgate block to get finishing touches

PLANS have been announced to finish off the refurbishment of 196 Deansgate in the heart of Manchester city centre.

The 45,000sq ft building at the junction of Deansgate and Quay Street, has five upper floors with 17,784sq ft of retail space on the ground floor.

The building is already home to office occupiers including CityPress PR, Pharmacist Support, Adimus Limited and outdoor retailer Blacks.

Commercial Estate Group has received planning consent to upgrade the first and second floors, each measuring 9,798sq ft, to the same standard as the third, fourth and fifth floors, which have already been refurbished to Grade A specification.

The third floor, offering 2,131 sq ft space, has been refurbished and is already under offer with the suites on the remaining two floors available to let. The larger suites 4,073sq ft to 5,072 sq ft can be split to offer accommodation from 2,000sq ft.

The announcement coincides with the appointment of Canning O’Neill as joint agents with WHR.

Conrad O’Neill, director of Canning O’Neill, said: “196 Deansgate is a stunning period office building with a touch of class. The first and second floor accommodation is being sympathetically remodeled to create modern offices, whilst taking care to preserve and enhance its original features.
 
“With planning consent now obtained, the main refurbishment works will shortly go out to tender with completion scheduled for the end of the year.”
 
The quoting rental is £19.50 per sq ft.
