Five lettings for Fred Done at Birchwood

FRED Done has secured the first five lettings at Birchwood Boulevard Business Park in Warrington within the first six months of ownership and following the first phase of a speculative £500,000 refurbishment.

Totalling more than 12,500sq ft, the space has been let to debt management company Angel Advance, asbestos analysis company TVS, building services provider HE Simm, legal services provider Legal for Landlords, and pharmaceutical company Ethigen.

Located 1.5 miles from Junction 11 of the M62 and a short distance from Birchwood Train Station and Birchwood Shopping Centre, the site was acquired in October 2014 by Frankel Brow, which is owned by BetFred’s Fred Done. The company’s investment has resulted in open plan, self-contained office accommodation with dedicated car parking spaces and kitchen facilities.

Fred Done said:  “This purchase was a great fit for our expanding Birchwood portfolio.  The Betfred head office is also in Birchwood as if we feel this is a good place to run a national business from.

“Over the next year we will work with existing and new tenants to make Birchwood Boulevard Business park one of the best places for businesses in Birchwood and are confident that we will continue to attract new tenants.”

Paul Kelly partner at Knight Frank added: “Speculative refurbishments such as this are critical to meet the high demand for space in the Warrington area. In line with this need, Frankel Brow moved quickly to modernise and upgrade the existing accommodation, resulting in five new tenants within just a matter of months and only 5,000 sq ft remaining in the first phase.”

The second phase of speculative refurbishment is well under way and the site will be fully refurbished by summer 2016.  When complete, the site will offer nine detached office buildings more than 8,500sq ft.
