Unfinished Cumbrian Estate on market for £3m

AN ‘idiosyncatic’ Cumbrian property, with prospects – it is only partially built – is being marketed for over £3m.

The Lilymere Estate, which spans 1,528 acres of countryside including a private 34-acre lake, is being offered for sale by the Manchester office of the Landwood Group, the chartered surveyors and autioneers.

It was appointed to sell the asset by a secured creditor, and describes the sale as a “once in a lifetime opportuniity.”

The Lilymere Estate, lies between the Yorkshire Dales and the Lake District National Park. Although private, the estate is surprisingly accessible given that it lies just over a mile away from junction 37 of the M6. The town of Sedbergh is four miles away, and Kendal seven miles away. The nearest station is Oxenholme, which is also seven miles away.

Richard Parkinson, director of the Landwood Group, said: “This is a very beautiful, if idiosyncratic, estate, which comes with its own private 34-acre lake. At the heart of it is an impressive principal house, Lilymere House, which is only partially built.

“Lilymere House, which has outstanding views of the lake, was designed to have eight bedrooms and leisure facilities extending to approximately 15,400 sq ft on four floors. Construction has stopped at a stage which allows a purchaser to complete this exciting project and amend the internal specification to meet individual requirements. It is a once-in-a-lifetime opportunity.

Parkinson added: “We believe this utterly unique property will be of great interest to purchasers seeking a residential, amenity or sporting estate in the north of England. In addition to the main house, there is a newly-built triple garage complex with studio/annexe above, a modernised three-bedroom adjacent cottage and a four-bedroom house at the entrance to the estate.”

He added: “Lilymere is very much a sporting estate, with pheasant shooting, roe stalking, fishing and duck flighting all available. Meanwhile the grazing pastures and moorland heather are suitable for an extensive farming enterprise.”
