Plan for £160m mixed-use development

A £160m mixed-use development is planned for Alderley Park in Cheshire.

The scheme, including a 410,000 sq ft laboratory, offices and light manufacturing, 16,000 sq ft of retail, restaurant, a pub, 275 homes and a 100-bed hotel goes before Cheshire East Council’s strategic planning board next Wednesday (February 24).

Up 60 of the houses could be for retirement or care use. There would also be an indoor sports centre measuring some 25,000sq ft.

There would also be  a 150,000sq ft multi-storey car park providing up to 534 spaces in addition to a waste transfer station and public realm landscaping.

The application submitted in the name of Joe Broadley, of Alderley Park Ltd, is for outline planning permission, but for full planning permission for the demolition of existing buildings on the site.

Gary Halman managing partner of HOW Planning which has led on the planning and environmental elements of the project said: “This is a very exciting proposal which is crucially important for Cheshire East and the North West Life Science sector.

“We are delighted officers have supported the proposals which is a testament to the quality of the scheme and the care which has gone in to crafting the plans”  

Meanwhile, planning board is also being asked to deliberate on an application from Barratt Homes’ Manchester Division for 232 houses, including roads, sewers, boundary treatments and garages on land in Sandbach.

The site is bounded by Old Mill Road and M6 northbound slip road.

Another application under consideration will be for 81 new affordable homes on land west of Broughton Road in Crewe.

The scheme is for 45 two-bed houses, six two-bed apartments and 20 one-bed apartments in three two-storey apartment blocks with associated infrastructure including a new estate access off Broughton Road .

The application is from William Fulster, MCI Developments Limited and Wulvern Housing.
