Speculative warehouse build rewarded with first occupier

THE speculative build of 711-713 Cavendish Avenue at Birchwood Park in Warrington has been completed.

PATRIZIA, the manager of the park says it has already secured the first occupier – global medical diagnostics company Werfen.

The three new units add 53,018sq ft of warehouse space to the business park.

Werfen has acquired 712 Cavendish Avenue, a 17,537sq ft warehouse with flexible design that has allowed the company to expand the space to be utilised as offices and demonstration areas.

The versatile units address a rising need for buildings that can accommodate both high quality office and warehouse space within a secure business park environment, with the added benefit at Birchwood Park of being just minutes from the M6 and M62.  

Martin O’Rourke, commercial director at Birchwood Park, said: “The new development at Cavendish Avenue builds on the success we have had at Cavendish Place. Here, 170,000sq ft of similar units offer a unique combination of office and warehouse space in one high quality building.

Xavier Soler, financial controller at Werfen, said: “We have operated in the local area for the last 30 years, but when it came to looking for new office space, it was Birchwood Park’s community-focused environment and the diversity of its offering that stood out from the rest of the market.”

Birchwood Park is owned by a joint venture of PATRIZIA and Oaktree Capital Management. Last year PATRIZIA announced the acquisition of the 20-acre“First Street site in Manchester.
