Agent appointed for prime city centre building

CUSHMAN & Wakefield has been appointed to market the 16,300sq ft of available office space at 60 Fountain Street in Manchester alongside joint agents WHR.

60 Fountain Street, owned by McAleer and Rushe, is undergoing a comprehensive refurbishment.

It will provide a high specification office space to include full access raised floors, recessed LG7 lighting, two passenger lifts, bespoke double height reception, brand new air conditioning (more on spec), bicycle storage with showers, private balcony space (third and fifth) and basement car parking.

The building is available by way of a new lease and can accommodate requirements from 2,600 sq ft. For further information or to arrange a viewing please contact one of the joint agents.

Rob Prescott of Cushman & Wakefield said: “Owners, McAleer and Rushe are on site carrying out an extensive and impressive refurbishment to the upper floors of the building.

“60 Fountain Street occupies an enviable position in the heart of the city’s traditional business core offering occupiers unrivalled access to amenity and public transport.”

Harry Skinner of WHR said: “We are confident the building will experience letting success following the completion of the refurbishment due to the quality of the space and the continued positive levels of occupier demand.”

Meanwhile, Cushman & Wakefield, acting on behalf of an institutional client, has let the last remaining suite at 1 City Road East, Manchester to Kay Johnson Gee, which has taken a 5,986sq ft part second floor suite on a 10 year lease at £13.50 per sq ft.

1 City Road is a 50,00 sq ft office building with generous onsite car parking and is home to other high profile occupiers including Lloyds Bank and GazProm.

C&W have let 24,000sq ft in the building since appointment 18 months ago.

Prescott said: “Following the sale of their previous offices at Griffin Court, Kay Johnson Gee were looking for quality office accommodation on a single floor plate with car parking in close proximity to the ring road. 1 City Road was one of the few buildings able to accommodate Kay Johnson Gees requirements and we were able to agree a deal that suited both parties.”

Canning O’Neill represented the occupier – C&W are joint agents with Matthews and Goodman.
